Riyadh Municipality organized a workshop for engineering offices to introduce the design and architectural guidelines for the area extending from Al Urubah Road in the south to the Northern Ring Road in the north, within the Central Commercial Spine. The workshop aimed to review the regulatory and design frameworks, permitted activities, and the procedures for initiating project licensing.
The workshop highlighted the importance of design and urban development guidelines in shaping the capital’s urban landscape, particularly as the area represents a major destination for high-density, mixed-use development directly connected to public transportation networks. It also addressed the role of these guidelines in creating an urban environment that supports a diverse range of uses, including commercial, residential, office, hospitality, retail, and cultural activities.
The workshop also reviewed the key urban development guidelines, including higher floor area ratios, increased site coverage, and greater flexibility in property uses, in addition to development incentives associated with connecting projects to the public transportation network.
It also highlighted the concept of the Green Strip, a key planning element in the area that integrates pedestrian pathways with natural features and provides shared public spaces within private property boundaries.
This workshop is aligned with Riyadh Municipality’s vision of becoming a leading municipality for a prosperous and sustainable Riyadh that enhances quality of life. It also forms part of the Municipality’s efforts to strengthen investment attractiveness and keep pace with the capital’s rapid urban growth.
